Our Client: Midgard
Project Spec:
- Cat-A offices (Levels 1–8), retail (LG/G), roof terrace
- Existing listed building with infilled lightwells, horizontal extensions and a three-storey vertical extension.
- Five buildings behind a single continuous façade combined into one, forming large open floor plates with varying levels and construction methods, significantly increasing complexity.
- Retention of key historic features, including plaster cornices, parquet flooring, timber panelling, and marble finishes.
Our Role:
- MEP design and coordination (RIBA Stages 4–6).
- Support to the main contractor and MEP sub-contractor.
- Delivery within a compressed programme following a change in ownership and contractor.
Key Achievements:
- Delivering a fully coordinated, construction-ready Revit model.
- Refining existing MEP performance design information to suit a compressed and out-of-sequence programme.
- Close coordination with the architect and structural engineer to resolve complex builder’s work and exposed services installations.
- Successfully integrating exposed services within a heritage setting where ceiling voids are not available.
- Addressing fire stopping requirements through non-tested build-ups.
- Navigating stringent planning constraints.
- Incorporating ongoing tenant changes within the developing design.
- Preserving and enhancing key historic features throughout.
- Supporting strong leasing performance, with 70% of the building already pre-let.
